Turn on ALL lights & lamps throughout just like the model homes. Open all
blinds, shutters, curtains, etc. Think light & bright! Use candles and or oil
diffusers to keep a pleasant scent in the home. Leave toilets seats and lids
down. Remove pets from home during showings when possible. Also, remove
all signs of pets - food/water dishes, litter boxes, pet beds, etc. Play soft
background music (light jazz is nice). Make sure everything is clean, organized
&
in its place. Lock up or hide away any valuables, jewelry, weapons and/or
prescription drugs. Replace any burned out light bulbs. Non-florescent bulbs
add a nice warm glow and work best for the home photography.
When staging the Master Bedroom think “5 Star Hotel”. Store away any
exercise equipment. De-clutter and remove excess personal photos and
accessories.
When staging the Master Bath think “Luxury Spa”. Keep counters clutter-
free with personal items, toiletries, toothbrushes, etc. hidden from view. Clean
&
shine everything, especially the vanity mirror & shower glass. Invest in a
good quality window “squeegee” that can be used after every shower. Keep
dirty clothes & towels hidden from view. Remove magazines, plungers, toilet
brushes, bathroom scales, garbage cans, air fresheners, etc. Replace any
fluorescent bulbs with incandescent, LED or halogen bulbs for better light -
this is true throughout the home, but especially in the bathrooms and master.

packing everything not used on a
regular basis. This will mean less
packing for you later when the home
