What will I need to
bring when applying
for my mortgage?
To get started on the mortgage process you will need to furnish
information such as income, monthly, annual expenses and
any other financial obligations. To save time it is best to do
a little prep work and have the following items ready before
going to see your preferred lender.
Two most recent pay check stubs
W-2s for the last 2 years
Income tax returns for the last 2 years
Your last 2 months’ of bank statements
Any Long-term debt or financial obligations such as
credit cards, child support, auto loans, installment debts

Where do I start?
The first step in the home buying process should be getting pre-qualified. It will be
your gauge on how much house you can afford. This step is crucial because it helps
distinguish clear boundaries on how much money a lender will allow you to borrow for
your new dwelling.
Generally, it takes less than 30 minutes to get pre-qualified. The actual loan processing
requires 30-45 days to process however, the actual time depends on how quickly a lender
can get an appraisal of the property, pull credit report on the buyer, verify employment
and bank accounts etc.
Be prepared to incur expenses when purchasing your new home. It is important to
understand the breakdown of these costs and you should try to factor them into your new
budget. Remember to include things like your available funds, your monthly income,
any additional income that you have, then subtract your mortgage, closing costs, moving
costs, and any other moving related expenditures such as gas, temporary lodging etc.
