Pricing your home strategically to be competitive with the current market is imperative. When listing your home, your REALTOR® should provide you with a Comparative Market Analysis. This will give you a starting point to help gauge what your property will bring in today’s market. The Real Estate market has picked up tremendously since the 2007 plunge but this is still very much a buyers market. Staging your home to showcase features that buyers are most interested in, will bring you more money and less days on the market. Reputable Real Estate professionals should do a staging report for each and every listing they take. Placing a For Sale sign in a visible location is crucial.The tools used to sell homes in today’s market are constantly changing. It is a moving target. Studies have shown that most buyers are looking at homes online before talking to a professional REALTOR®. Thus, maximum internet presence is a must! Posting on local and global MLS systems and adding multiple professional photographs and creative descriptions is a good start. However, we would urge you to take it further by asking your Realtor©“What other forms of advertising and print media do you provide for the listings you take”.Professional Photography is one of the most important factors for selling your home. Many people search and find properties on big Real Estate sites like Zillow, Trulia or Realtor.com. If your home is not represented well online, you will not get many showings. Your REALTOR® must have a presence on these sites. Also, ask to see samples of previous photography. Finally, don’t be afraid to request updates detailing marketing efforts, including comments from prospective buyers and agents that have visited your home.
